Country Estate with House and Outbuildings on 134 Hectares – €430,000 Spain
Beautiful 134-hectare country estate in Extremadura, close to Valencia de Alcántara and directly on the Portuguese border. The property includes approximately 50 hectares of pasture, abundant private water supplies, a high-capacity electricity connection and around 600 m² of existing buildings. It is very well suited to keeping horses or other livestock and could also be developed as an equestrian or agricultural property.
One of the main advantages is the possibility to build. In Extremadura, a minimum plot size of 10 hectares applies for the construction of a detached house on rural land. At 134 hectares, this estate comfortably exceeds that requirement. The size of the property is therefore not a limiting factor. In addition to renovating the existing house, there are possibilities for building a new home and agricultural buildings, subject of course to the applicable planning and permit requirements. This is a significant advantage compared with many other parts of Spain, where building on rural land can be considerably more difficult.
The estate occupies an elevated and very attractive position, with extensive views across the surrounding countryside and towards Portugal. In the distance you can see Marvão, the spectacular medieval fortified town high on the mountain. At night, the white town lights up on the horizon.
Castelo de Vide is also just across the Portuguese border. This historic town is popular with artists, creatives and international residents and has developed a lively, slightly bohemian atmosphere. Together with Marvão, it makes the Portuguese side of the border an attractive area for restaurants, culture and leisure.
The estate has a very long history of human settlement. There is a prehistoric megalithic tomb on the property, as well as an old Roman spring. These protected historic sites are located well away from the house and existing buildings and do not interfere with development around the main buildings.
Of the total 134 hectares, approximately 50 hectares consist of pasture. The remainder is mainly natural land. Mature chestnut trees and impressive cork oaks are scattered across the estate, with the cork also providing a commercial crop. Sheltered valleys lined with old chestnut trees give parts of the property an almost timeless character. The estate also has considerable natural value, with a wide variety of flora and fauna.
Conditions are particularly suitable for horses and other livestock. The property has several natural water sources. Around 50 cattle are currently kept on the estate and drink from these sources throughout the year. The availability of water is therefore not just theoretical: the natural sources are already being used year-round for livestock.
The climate is much greener than many people expect from Spain. The estate lies between the Sierra de San Pedro on the Spanish side and the Serra de São Mamede in Portugal. Atlantic influences from Portugal bring more rainfall than in many other parts of Spain. As a result, the landscape remains green for a large part of the year and conditions for pasture and livestock are particularly favourable.
Access is good. The property is reached by a quiet paved road and is only around 700 metres from the N-521, the main road connecting Cáceres with Portugal. It therefore combines the privacy and tranquillity of a large rural estate with convenient road access.
A mobile telecommunications mast is located on the estate, approximately 600 metres from the house. It provides excellent mobile reception and also generates approximately €8,000 per year in rental income.
For buyers travelling from the UK and other parts of Europe, air connections are also important. Lisbon Airport is approximately 2.5 hours away by car, via Portalegre. Despite its peaceful rural setting, the estate therefore remains reasonably accessible for international owners and visitors. Infrastructure around Portalegre and towards Lisbon is also being further developed.
The existing house requires substantial renovation, and the stables also need refurbishment. The total existing built area is approximately 600 m². For buyers who would prefer to build a new house rather than completely renovate an older one, the size of the estate offers particularly interesting possibilities.
